From most parts of Burquitlam you head east along Como Lake Avenue or Austin Avenue and you are at our door without any complicated turns.

Burquitlam sits north of the New Westminster boundary, east of North Road, west of Blue Mountain Street, and south of Port Moody. The name itself is a portmanteau of Burnaby and Coquitlam, coined for the post office that once served the strip just east of the two cities' shared border. That location matters for us. Families near the Clarke Road spine, families off Quadling or Ivy or Appian Way, families in the towers going up around the station, they all reach 3007 Pasture Cir on the same short east-bound run.

What Burquitlam Looks Like Today

Burquitlam is the neighbourhood that Coquitlam families and REBGV realtors often call Coquitlam West, sometimes bracketed with Lougheed. The 2021 Census pegged the neighbourhood at 25,637 residents, and that number keeps climbing as the transit-oriented rebuild fills in around Burquitlam Station.

The historic core is dense with detached single-family homes surrounding a commercial district. Walk any of the older streets, Quadling Avenue, Ivy Avenue, Appian Way, Smith Avenue, Dansey Avenue, Cochrane Avenue, and you get post-war and mid-century houses on tidy lots with mature trees. Meanwhile, over 2,000 new multi-family units have been planned by Bosa Properties, Beedie Living, Marcon, Intracorp, and Bluesky Properties, most of them clustered close to the station. Realtors describe the split cleanly: single-family blocks on the Coquitlam side, low- and high-rise condos along the SkyTrain corridor.

Burquitlam is often nicknamed "K-Town" for its strong Korean community presence, and that shows up in the small businesses along Clarke Road as much as in the schools.

Burquitlam SkyTrain and the Commute

Burquitlam Station is the neighbourhood's centre of gravity for anyone who commutes. It sits at 548 Clarke Road, on the east side of Clarke Road between Como Lake Avenue and Smith Avenue. The station opened on December 2, 2016 with the rest of the Millennium Line Evergreen Extension, and it changed the neighbourhood almost overnight.

The bus bays at the station carry route 143 to SFU, route 151 to Coquitlam Central, route 156 to Braid, route 157 to Lougheed, route 180 to Moody Centre, and the N9 night bus back to Downtown Vancouver. For a lot of Burquitlam parents the morning goes drop-off first, then loop back to Clarke Road for the train. Because Como Lake Avenue and Austin Avenue both connect Ranch Park directly back to Clarke, that loop is short. You are not fighting the flow.

If your workday ends at SFU or Braid or Moody Centre, 5:30 pm on the train still gets you back to Burquitlam Station in time to make the run east to us before we close. Our 7:30 am opening was set for the same reason. It is meant to fit the SkyTrain morning, not fight it.

The Landmarks Burquitlam Families Know

Burquitlam Plaza sits right at the intersection of Clarke Road and Como Lake Avenue, on the Burnaby-Coquitlam border. Its anchor tenants include Safeway, Shoppers Drug Mart, Dollarama, Value Village, M&M Meats, and CIBC across roughly 26 storefronts and 475 surface stalls. If you live in Burquitlam this is the plaza that shows up in almost every errand. Groceries after work, prescription pickup, a quick stop between drop-off and the office. It anchors the neighbourhood in a very practical way.

For green space, Burquitlam families lean on Mundy Park, a 178-acre park with disc golf that sits east of the neighbourhood and functions as the big weekend outing spot. Inside the neighbourhood grid, Brookmere Park is the smaller everyday park families use for after-school play. Between those two, plus the way Clarke Road threads north into Port Moody territory, the neighbourhood has real breathing room even as the towers rise.

SD43 Schools that Serve Burquitlam

Public schools in Burquitlam are administered by School District 43, the Coquitlam district. Elementary and middle schools serving the Burquitlam catchment set include Miller Park Elementary, Mountain View Elementary, and Ecole Banting Middle School. Families who know they will hand their child off to one of those SD43 schools want a daycare that lines up with kindergarten readiness the district actually expects.
